When buying land in Lagos or any part of Nigeria as the case may be it is important to be well informed, you need to know the essential documents to look out for. This is very important because any little mistake could land you in losing all your invested money, and you can imagine how much that can hurt if you have been banking on housing as part for your retirement plan.

Six Key Documents To Ask For When Buying land in Lagos
The following are the crucial documents you need to ask for:
- Receipt
- Approved survey plan
- Approved layout
- Power of Attorney
- Deed of assignment
- Certificate of Occupancy (C of O)
Now these required documents vary according to person(s) you are buying the land from. There 3 categories of persons you can buy land from and they include:
- An Estate Developer
- An individual &
- Directly from the family who claims to owns the land
What to Ask from the 3 Categories of Land Sellers
- An Estate Developer: Ask for the approved survey plan, approved layout, the power of attorney and the global C of O
- An individual: From an individual or company who has bought and wishes to resell, ask for the receipt, deed of assignment, approved survey plan and C of O.
- Directly from the family who claims to owns the land: Buying directly from the family who claims to own the land has its own hassles and worrisome challenges.
This is especially because of the fact that there are a number of members who can lay claim to ownership of the land and could anytime act out something funny.
So most times it is hard to determine the true owners of the land especially when the documents showing ownership haven’t been processed.
Where the documents for the land under purchase haven’t been processed, that means that there are no documents to show authenticity of ownership. A prospective buyer has to depend a great deal on word of mouth from the members of the community to ascertain the true owner(s) of the land under purchase.
However, when the documents have been processed, then you should request for the following documents: approved survey plan, approved layout (where the land is a large one and is being sold on a per plot basis) and the C of O.
From my experience, families usually don’t go to the length of processing their C of O. Reason being that they hope to sell off their land in the near future thus only do the absolute minimum required to show authenticity, in this case the approved survey plan and layout, then passing it on to the buyer who would go on to perfect his/her title on the land.
While this might be the necessary document for acquiring a land in Lagos, Nigeria it is very important that you have a good property lawyer before embarking on land/property purchase. This is important so that the lawyer can properly verify the claims to the documents for the land and to avoid getting into trouble with property documents after purchase.
